Jeff Greenwald, MAI, SRA, AI-GRS, ASA, FRICS is the founding stockholder and principal of IRR San Diego. He has been an independent fee appraiser since 1991 providing appraisal, consultation and litigation services to as a Senior Associate Appraiser of the Limbach Company and President of his own company, JAG Enterprises. He previously owned and operated a real estate development company, providing extensive experience in development, financing, construction, and leasing. Greenwald’s real estate development career spanned six years and his company, Winer Greenwald Development, Inc. completed the development of 17 office, retail, apartment and automotive projects with a combined value of over $100 million. His leasing and sales career included six years at John Burnham & Company and two years at Business Real Estate Brokerage where he completed over 1,700 lease transactions. Jeff is a Certified General Appraiser in six western states and holds a CA Real Estate Broker’s license.
John Morgan, Director, has been an independent fee appraiser since 1983 in the San Diego area and has been a State Certified General Appraiser in California since the inception of state certification in 1991. He has served as a senior commercial analyst and review appraiser for Integra-San Diego since February 2006. Prior to his tenure with Integra, he was president of Morgan Appraisal & Consulting from 1992 through 2005 where he completed over 500 commercial appraisals. From 1983 through 1991 he served as a staff appraiser for the Lawrence Group, the Limbach Company and Dore & Curry appraisal firms. Mr. Morgan has extensive experience in appraising office, retail and industrial property types, as well as residential subdivisions and condominium developments, residential and commercial condominium conversion projects, master-planned communities, mixed-use properties, high-rise office/retail and residential developments, church properties and commercial, residential and rural lands.
David Burningham, MAI has been actively engaged in real estate valuation and consulting since 2004. His background includes nine years in corporate accounting and finance. Recently, his experience has been concentrated in major urban and suburban developments. Valuations have been performed on various property types, including strip and neighborhood shopping centers, single and multi‐tenanted industrial buildings, low to mid rise office buildings, mixed use facilities, and vacant land for different uses. David also specializes in a number of special purpose properties, including Port Authority properties, boat repair facilities, downtown city blocks (land), high density land, skilled nursing facilities, car washes, airplane hangers, mobile home parks, and self‐storage facilities.
Bradley Burningham joined Integra Realty Resources – San Diego as Senior Analyst in 2006. Brad has actively been engaged in real estate valuation and consulting since 2003, starting his appraisal career with the Limbach & Greenwald Company Inc. After graduating from Brigham Young University, Utah in 1999, Brad took a position at Nicholas/Applegate Capital Management as a Global Trade Administrator where he conducted research for the company’s mutual funds assets in convertible bond, convertible preferred stock, and high‐yield bonds. In the spring of 2003, Brad moved from Nicholas/Applegate and took an Internship with Capstone Advisors, where he conducted marketing research, participated in the analysis of prospective commercial real estate acquisitions using ARGUS real estate analytic software. Brad’s valuation experience includes a variety of property types, but he also specializes in the appraisal of special use real estate properties such as race tracks, fairgrounds, (most notably The Del Mar Fairgrounds), downtown city blocks (land), music venues and automobile dealership properties. Brad is currently pursuing his MAI designation, having already met all requirements with the exception of the completion of his demonstration appraisal.
John Schroeder, MAI is a Senior Analyst for Integra Realty Resources and has been actively engaged in real estate valuation and consulting since 2004. John has a vast amount of experience in appraising all types of real estate, including strip and neighborhood shopping centers, single and multitenant industrial buildings, low to mid rise office buildings, mixed use facilities, multi-family apartment complexes and vacant land for different uses. John also specializes in the real estate valuation of larger industrial properties and cold storage facilities, including proposed construction.
Frances Piecyk joined Integra Realty Resources – San Diego as Senior Analyst in May 2012. Frances has actively been engaged in real estate valuation and consulting since 2002, starting her appraisal career with Hendrick Appraisers. After graduating from Chaminade University, Honolulu and completing her MBA, Frances went onto the International School of Management in San Diego where she completed her Master Science of International Business (MSISM). Frances’s real estate appraisal experience covers all property types and has performed valuations on properties including retail, industrial, office, mixed use facilities, and vacant land for different uses. Frances also specializes in the appraisal of special use real estate properties such as apartments, condo conversions, gas stations, restaurants, car wash properties and churches. In addition, Frances appraises single family residences, 2-4 unit properties (duplexes, triplexes, and quadplexes), and all other types of multi‐family properties. Frances is also a HUD/FHA approved appraiser and holds her California Real Estate Broker’s license.
Patsy Greenwald is the Director of hospitality valuations for IRR San Diego. She began her career at Integra in 2004, and to date has appraised over 260 hotels, averaging about 26 hotel appraisals per year. Her expertise ranges from limited service to full service hotels, and she has appraised hotel properties throughout the Western United States.
Jennifer Capitan is a Senior Analyst for Integra Realty Resources ‐ San Diego who brings 30 years of commercial real estate appraisal experience. Her experience includes appraising residential and subdivision properties, small and large apartment projects, senior residential projects, all facets of land appraisals, ground lease and leasehold valuations. Jennifer specializes in single and multi-tenant industrial and R&D buildings, industrial parks, office and medical office projects. Jennifer also has a strong background in appraising retail centers, restaurants and mixed‐use properties as well as specialty properties such as asphalt and concrete recycling properties, historic and landmark buildings.
Joseph Rizzo has been actively engaged in real estate valuation since 2006. Prior to joining Integra Realty Resources, he gained his experience at Abergel & Associates serving the Greater Los Angeles area including the counties of Los Angeles, Ventura, Orange, San Bernardino and Riverside. He is experienced in valuing numerous types of real estate, including industrial buildings, office buildings, corporate headquarters, commercial condominiums, raw land, free standing retail buildings, neighborhood and community shopping centers, bar/restaurants and multi-family apartment complexes.
Jeffrey Rice is an analyst with Integra San Diego, having joined the office in 2015. Jeff’s background includes over 27 years of real estate experience. He started his career as a residential loan officer, spent 10 years with the CBRE Investment Properties Group, then 8 years with the CBRE Debt & Equity Group. Prior to joining IRR, Jeff completed 2,500 hours of valuation assignments for CBRE. He has a BS degree in real estate and economics from San Diego State University as well as a Master’s Degree in Finance from SDSU. In addition to having a trainee license, Jeff is also a licensed California real estate broker.
